Are there going to be banks involved, creative seller financing or all cash? 

In the last two days, I met with two business sellers who have net profits of $580,000 and $600,000 per year respectively. 

There are numerous threads about sub to and many investors believe it is a high risk strategy (especially for seller) and believe buyers who use it “take advantage” of naive sellers.  

It essentially includes having a buyer for a specific property BEFORE entering  in a contract with a seller.  

@Matthew C. sounds like you bought in a low demand neighborhood.  

There is still a high demand for SFRs.3.

@Craig Holland Land is often sold with owner financing, in part because buyers have a hard time financing it, and in part because buyers often only need a short time before they can build on the land and refinance out of the seller loan. 

Rents are high and demand is high. 

Jonathan,First off I would ask "Why Seller Financing"?

If the community is well-managed and there’s good rental demand, a condo could be a solid choice.
