Home prices range from $40k for a 2/1 rancher that is vacant and needs full restoration to $400-$500k depending on size and location (some riverfront, no private docks).

For exterior applications I have had great results with the Rustoleum Restore paint.  

I would look for a restoration service like Servpro that specializes in fire/water damage, as compared to a contractor.

I see a lot of properties being restored and flipped in Fountain Square, Bates-Hendricks, many historical pockets of downtown Indianapolis, and of course just within or outside the 465 Loop.

Big question is do you keep scratching your head along with the rest, or do you figure out a way to fill the niche?

I'm a 20 yr veteran in residential restoration and remodeling.  

About a year ago I went into business for myself specializing in restorations and after a year everything is great and growing but I recently got turned on to real estate investment business and iv made the decision to run with it.

Say, on a $300k building, should I be raising $100k from partners then get bank financing for the rest, OR raise the full $300k then refi in 2-3 years after building stabilizes?
