Offered full price + $5300 in repair credits (the current tenants smoke, so I'm thinking repaint + refloor + install new HVAC, which is unrelated to the smoking) and the seller will pay $1300 of the closing cost.

Hi George,Rather than focus on the negative, I'g going to focus on the positive and say (as an example) this contractor seems to have it down (for his area and his intended customer group which is not landlords).I have not used him (because I'm not in his area, and not repainting a mid to high end owner occupied SFH), but the videos of his business and the way he says he does business seem impressive.One key seems to be "Communication".The Idaho Painter:  https://www.youtube.com/watch?

The tenants left the place with pee smell and broken window and we spent over $15000 fixing the place up removing floors and repainting the whole place, a brand new dishwasher used 5 months was thrown away.

I have one tenant who hasn't paid in 6 months, broken 6 of the 7 windows in the unit, put a hole in the hallway I just had skim coated and repainted, kicked in the front door to the point the jamb actually came out of a plaster wall, broke the glass window on their apartment door, broke the shower glass door, broke another small window on a basement door, kicked in a door leading to the mechanical room so their homeless friend could sleep in the room and subsequently died last week of a heroin overdose in said mechanical room.

Many landlords like to turn and burn and never lose a month, but I always spend 2 weeks repainting and fixing everything on my annual rentals and then get it on the market and expect that to take another two weeks so I am out of pocket one month, but have a better unit than one that is trying to be shown with a tenant who is packing.
