Then get on the Board of Directors  because you'll likely meet some people who have money and want to invest but don't have time - become a thought-leader similar to what @Michael Blank has done which is why @Pat Parrillolinked to his content - it's good stuff.

I watch my properties religiously (just sold my DT condo, 1000 sq, 3rd floor, 16 showings, one offer, sold at asking, 1 mil, two weeks) and the price drop has been drastic on single detached. 

I know few people in the Bay Area who religiously apply the 70% rule here. 

I have been researching real estate religiously for about 2 months now.
