I was reluctant at first to pass a full cleaning fee to guests, as it was almost the cost of a  one night stay.  

I would recommend narrowing based on location, price, and rental market potential, then by restrictions/ordinances.For example, Indian River Shores (beachside in Vero Beach) requires that residents who rent out their homes through websites such as Airbnb and HomeAway to have a town license; meet fire and safety codes; pass a building inspection; and conform to town regulations for parking and noise. 

For example, FHA and many municipalities say a bedroom must contain be a minimum specified number of square feet, have a window and a closet.Many houses in our area do not have closets, and would not pass as a bedroom. 

The federal government is in the hands  of people who couldn't pass a college course on basic economics. 

Your state could have a statewide eviction moratorium or congress could pass a bill with another moratorium or the CDC could extend the current moratorium-- I'm guessing they'll do something for a few more months but you might get lucky and have a window...

So if a unit doesn't pass a S8 inspection they can't move in.  

You might as well figure out what you are going to be required to do to get pass a new inspection and get a permit.I am NOT an Attorney and do not paly one on television. 

This is a Fannie Mae requirement and have yet to receive an acceptable revision to appraisal.If you have any recent sales with an accessory unit, I would love to pass a long to the appraiser.
