I am beginning my cold calling to area apartment complexes and I feel that my approach should be much different that approaching a seller to purchase their property.

Our cost basis has been accumulating with our purchase price and then the 2 years of major repairs during 2022-2023 as well as taxes, utilities and insurance from '22-'23.  

If you purchased on Monday, I am assuming it was an upset tax sale.

Also, stay away from Insula Capital AKA Atlantic Capital Holdings out of New York (Long Island) I didn't lose $200,000 but lost $10,000 plus on a deal they gave us a funding letter for $300,000 cash for a flip we were purchasing.

Everyone has the right to write about their experience but I would be more inclined to pay attention to the review of someone who has been playing video games for years than the person in your example who purchased their first Xbox with no past experience.

We are purchasing some land and are looking to build duplexes in the next 6-12 months.

Why do you think purchase contracts are so long and have such small print?
