It's great protection from predators. 

A murderer leaves prison and is a free man- a sex predator leaves prison and must notify everyone where he/she lives forever.

In Redding, CA the drug addicts shooting up heroin in the parks was so bad rather than arrest them, they removed the playground equipment, and the public libraries in many towns are overrun with sexual predators using the computers.

It's been really rough in that regard, but I'm working through it.hey, what do you do if some frivolous creditor or predator comes and gets a judgement or claim against you which attaches to your properties? 

As for assignments it's earned a bad reputation from unethical and real estate illiterate predators who care less about the people selling a house or wanting to buy one from an intermediate wholesaler using an assignment than they are in getting a seller to sign a contract and sit back until closing to collect a check without any care for helping  the seller who is in a desperate situation for whatever reason.

The amount of fraudsters/financial predators out there and on here is distributing. 

I'd rather live beside someone like my husband then a sexual predator! 

I've seen people let dogs loose on their neighbors, child predators that are already sex offenders running around the complex in their ankle bracelets, I'm a pro at kicking out armed drug dealers; hell, many years ago I LIVED in a building where the resident manager, who rented the second floor to the Devil's Disciples, thought it would be a great idea to let his pack of barely trained German Shepards roam the halls for 'security.'

My tenant would give me pre-dated checks for the summer, and I'd deposit them each month, and my tenant collected rent from the sublet tenant.
