You will have to remove snow and salt after every snow - a little over-precaution goes a long way in preventing lawsuits.I actually think your repairs/maintenance are probably fine for the long-run, but you might want to up to 15-20% the first year to get that owner's reserve to 10k. 10k does not solve all problems - but it takes a solid bite out of most.

Now I am in the process of negotiating concessions with the seller for the cost of an abatement (which I believe can get as a high as $30,000).I am at a point where, after extensive research, I reached a consensus that lead-based paint is not really that bad of an issue as long as proper precautions are taken to remedy chipping paint immediately when reported by tenants and disclosures are followed through properly at leasing.

Maybe they would have started the rehab for me at no cost as well.I did file a police report and had my lawyer put them on notice and took a few other precautions on this.In the end I will post some final pictures when we get through this bad boy.
