To my understanding the important part would be to "prescreen" the callers and ask like what is your motivation for selling.

Then a couple more things that don't really effect the motivation of the caller, but will make for a stronger deal for you, is to mail to houses that are at least 10 years old, have min of 2 baths, min of 3 bedrooms, and are between 1200 sq/ft - 2500 sq/ft...

Ok, theres the debate between answering service and taking the calls....However, I personally have found that even if I get the number from caller ID, I often cannot get ahold of the caller whether it be buyer or seller.So at a cost of about $1200 a year (starting) I figure if I can get one deal or more buyers its well worth it....

The caller didn't live in the area (I talked to everyone on the street and no one knew how to contact the owner) but was supposed to check on the house every week or so for the out of town owner.

That way, when your phone rings and you see the caller ID says FREAK, you'll know that you don't want to talk to this person.

Now, when I get a sign call, I prescreen the caller and give the address at my discretion.

One really nice feature is that you can listen to your caller as they are leaving a voicemail message and, if you want to, you press a button and can speak to them.
