I can definitely tell you there's still a lot of positive cash flowing and 1% rule deals and you get amazing appreciation.

As a sponsor I can't be a member but the reviews I've heard are generally positive.

The 1st position loan is paid off but has a second position heloc on the home with 50k balance.

I wish someone had told me about this when I bought my first place.I run a Property Management company and would only recommend a property mgr if you are cash positive or physically cannot tend to the property.  

The land loan is in 1st position on title which would put the loan to build in 2nd position.

Money is...important, but it's also a way to make a positive difference in people's lives. 

@Emily Mohr We use a form called Notice of Adverse Action.

The fact that you think the tenant is a pain has nothing to do with how you maintain the property, you could be creating legal and maintenance problems for yourself by not taking action. 

Value is currently $700k more than my acquisition and rehab cost and it has some small positive cash flow (~$5k/month).
