Banks won't allow you to "assign" the contract, meaning they won't allow you to take the contract that you have with them and pass it on to another investor to close the deal.That said, the bank can't stop you from immediately reselling the property to another person (a double close) or even selling at the exact same time as you purchase it (a simultaneous close).

What I meant by supplemental pay is that I've heard that at some agency's they offer a person a low wage maybe like $5/ hour while they are employed at the agency.

Any insight on why such a well-liked public persona would put at risk their personal reputation by proceeding in such a fashion?

If you get a mailer from someone and you don't act on it (i.e. not interested), and you send an other mailer, and then 5 competitors ALSO send that same person a mailer, now that person is getting 15 mailers every week... do you really think the recipient of that mailer will say... ohh dude, you only sent me one mailer, and everyone else also sent me just one mailer every 2 months, I am not going to be frustrated upset and pissed off...Secondly... if they were not interested at first, and you keep sending mailers, it is more likely that they will get pissed off.

Usually people in real estate are not the smartest people around when it comes to data aquisition, and analysis.Sadly I don't know enough about the methods AIRDNA uses to collect data so I can't  make a statement either way.. but in general... it is the oposite what you just said.Trust the computer, NOT the person! As

The deal may not be the most profitable or glamorous to you but real estate is all about building relationships and if you can prove to make money for others while making yourself money over time it will reap the rewards.I have someone now who started as a jv that I funded the deal and it went extremely well now I provide private loans to this person as well as we still jv on some deals.

It's kind of a loop hole...The funds can come from another person as "Gift Funds" but again you need to avoid showing it was from a loan.

I don't begrudge him his success but I have a feeling that his real personality is quite different from that kindly persona he likes to project to the media.
