It cost us about 10k to furnish and outfit inside and out, right down to the silverware, towels and dock system.  

But there are many properties that fall into the NFF - not for free - category.But I will repeat that I don't think all these outfits are rip offs.

But what I have seen from these turnkey outfits is that you're getting much less of a deal than you think:1) The real ARV is less than quoted.

Then you have to find tenants, collect rents, and deal with the problems that come along with tenants.Now, there are certainly outfits out there selling turn key rentals.

That said, while I could probably approach banks I know (who know me is a better way of saying it) and pick one up, banks don't sell to people walking in the door off the street as they could have liability issues with a borrower.Dion's outfit might be a good place to look, don't know, my advice is do your own due diligence.

Mom and pop outfits ,like me, just cannot compete with big guys..

Also I would not be surprised if there were outfits in Kansas City as well since I have heard people talk about getting the really cheap house that cash flows great there.
