No offense but given your situation buying anything is a mistake, and I'm not just talking about houses.

I have been threatened with a citation from the city twice and have actually incurred a fine for the first offense, which was not taken care of quickly enough. 

My wife been preeeeetty apprehensive about the idea of REI, but she won't listen to the podcast because she can't get over Brandon's voice (no offense Brandon!).

No offense, but you're ripe pickings for getting taken advantage of because you know absolutely nothing about buying real estate.

One person on the lease has a previous offense for a shooting at another location in town, and I suspect others not on the lease may behave similarly.

It is easy for written words to become offensive when there's no other context such as facial expressions or tone of voice that might make it obvious someone was joking.
