can you layout your typical transaction with these folks its unclear from your post how these were set up.. are you a borrower and they are the first position lender on flip deals ???

People want and use them and if you don't have them, some folks will pass on booking. 

You are speaking to the wrong folks.

I have seen folks that did not know basically what they were doing bid and buy seconds with no clue about the first.. 

.: I have noticed a lot of realtors, newbies, and even folks that have been buying properties for a while and should know better telling folks to find off market deals. 

Whether it’s local investor groups, forums, or BiggerPockets, connecting with folks who've been through the process is invaluable.

I am not in Florida, but I am one of the top contributors here as are folks like @John Underwood.

I suspect most of those folks will  be somewhat upside down if you take in all the interest they paid on half built homes and the cost to put those homes back into production.How are lot prices in Lehigh ??

And what are some good ways for newer folks to contribute or give back?
