The costs are not trivial, but they are less than you would pay for a nice used truck.One of the main reasons I am considering this route is the leads that are provided.

A nicely done fully renovated home here is around 1.1-1.3m; this home is a 3 bed 2 bath 1300+/- sqft with a lot of 5500+/- sqft.

Brandon Turner outlined this method in one of the older podcasts and there are previous posts in the forums.  

Under this method each investor has ownership and voting rights.

Call it nicely it’s market inefficiency but recognize that Chicago historically is a very segregated city.  

I visited detroit this summer and I was surprised on how nice downtown Detroit was.

Everyone was nice, they have great research on their management areas and good statistics to back up their management (although I find their statistics are overly optimistic, they are still real numbers)There just wasn't enough meat on the bone for me to go that route.
