Alex Hall Subto FHA problem
20 January 2025 | 57 replies
If you’re referring to the “newbies” with $10k to their name that watch a video by Pace and get excited and pay for joining, go out with their last $5k and do a sub to with a “desperate” homeowner without revealing all the possible consequences (because they are unaware of the consequences through lack of experience and lack of knowledge and or choose not to inform the seller) then I agree, it’s probably going to turn out badly for all concerned. If on the other hand you’re referring to a seasoned investor with excellent credit, significant cash reserves, who wants to add a property to their portfolio without going through loan qualifying, and can pay enough to give the seller “walking away” money because of the low existing interest rates and or, and is dealing with a informed seller, then I find nothing wrong or negative about the transaction.

Ariel Cohen A new flipper in town 🐬

Just wanted to introduce myself. My name is Ariel, I am 32 years old (this Thursday), and I am making my first steps as a real estate investor. As I live abroad, most if not all of my work would be remote, and right now I am focusing on Jacksonville, FL.My main goal for this year is to fix and flip  at least 2 SF's properties, and for the next few years to increase this number, maybe do some MF, and possibly to also BRRR when I raise enough of my own capital. At the moment, my biggest challenge is the fact that I am remote, so I could use some help from a local realtor or management company. It's so amazing to know this community  exists, and I am thrilled to actually take part in it

My name is Jaedon Carlisle.I am a new investor looking for 4-plexes and small commerical units.I currently reside in Redding as well and I would be very interested in meetups or any existing groups. As mentioned above, I have noticed very little inventory and the inventory that exists seems to be very expesnive relative to what I believe constitutes a good deal (at least in my inexperienced view).I am 26 and looking to make this my career.
