These kind of properties do not come on sale often here - I have been monitoring the market here closely. 

And if you are not there how would you monitor the moisture content of the soil ?

In addition, solar requires monitoring to ensure that it is working fine and the solar panels need cleaning every few months. 

Installing meters may be expensive, if you install solar, products such as Enphase allow you to install CTs to monitor the usage for your units.

When I hear squirly info from neighbors of my SEC 8 tenants I start monitoring the court websites to see if any of my 18 year old + occupants have any criminal charges.  

As a PM, I monitor utilities so the owner doesn't have to.
