20+yrs as a GC means 1000's and 1000's of trades- Here is my advice:Hire someone (yes, pay them.) to make a scope of work for you.

They all want to offer commercial with a 5/1 arm but will carry for 30 yrs.

@Jonathan Cox the way i see it, and i may be crazy, is if your banking on a retirement account to save you when your 60 yrs old, you wasted a whole lot of your life away working for something that won't support you in the end.

buying quality and holding for 5-10 yrs always seems to work out. 

In fact one unit in the 6-plex was down to the studs & the family desperate for the school district (after a year in the Buffalo system) took it 'as is' giving us 26 days to finish the rehab. 4 yrs later they are still with us.

Quick question if a property purchase at a tax sale and I did preservation improvement on it paid taxes 2 yrs and had possession can I get certificate transfer over from family member name too mines without redemption period starting all over or do it remain same after transfer?
