If you are not going to that extent then yeah go do the inspections; what I have done because I do buy very old properties, I bring all the disciplines out such as electrician, masonry, roofer, plumber, foundation, etc....

I prefer the masonry-screws over standard drywall screws, as they bust through with the least amount of cracking and still grab the lath underneath pretty well.

While your newer properties may do well now and may not require 50% of gross rental income for expenses in time you will need a roof, a boiler, a driveway, some masonry work done, etc.. all big ticket expenses that will hurt your cash flow for the year of the repair/upgrade.

So, looks like they will put in an ejector pump which I am not a fan of but don't really have a choice.Also should have the permits approved for outside masonry work to begin.

I would think you could get the masonry work done for a grand, flooring is whatever your space is, correcting the water source may be free, and figure on a drywall job on all the ceilings, probably $2-5 grand depending on SF and finish (popcorn, etc).
