For marketing, best practices are:+listed it on two sites, one of which is Airbnb and the other is a long-term unfurnished site like Zillow, Turbo Tenant or Avail (people convert well on those sites)+Write the listing broad and avoid any preference for traveling nurses, medical professionals, insurance folks, etc.

A DST is 1031 eligible  hands-off, institutional grade real estate investment (apartments, self storage, commercial, medical office, etc), that allows the investor the option to diversify into multiple markets around the country.

Most people get into MTRs with the intention of renting to traveling medical professionals but they’re only a small sliver of the MTR market.

Yeah..ok...And all teachers should have kids first...All doctors should have lots of medical issues before they can practice....All dentists should have lot of dental issues before they can practice...Every waiter should owner a restaurant before they can wait tables....Every car salesman should have bought multiple new cars before selling any....I get your point..... it would be great if every realtor had to have real life home ownership under their belt, so they have that BTDT experience..... but not gonna happen

As  newcomer to real estate, my partner, Calvin Brault, and I, currently are working in the medical field at various hospitals nationwide.

Think medical, hospital without insurance for a month, just as a possible example.I make money when deals close.

@Brian Howse hey @Ather Taqui, if you do a umbrella policy it will cover liability and medical payments on all of your investment properties.

Several of my recent buyers have been medical and legal professionals with high taxable income, that are looking to expand their value portfolios by incorporating an accessible short term rental property (often doubled as a legacy anchor) that will often offset or 'pay for itself,' in tax savings. 

In the Lincoln City/Newport area there is a lot of hidden potential for MTR or medium term rentals (furnished 30 night+) as there are medical and coast guard professionals that need long term, convenient housing.

These are often used for difficult to insure trades or businesses (ie. medical Malpractice, asbestos removal, etc.).
