I looked at the GoFundMe page and watched the video.

I'm pretty annoyed i was lead to this software through bigger pockets. i assumed they vetted the software WELL before partnering and presenting it to their members. 

Tenant took photos and videos but nothing detailed - a single shot or two of a room from the entrance, so is saying fridge was fine, normal wear etc Next - If we are being nice and deducting ‘portions’ of the charges and tenant continues to grind away, or this goes to court, do the compromise and smaller amounts offered negate the full amounts that could have been charged

The number of people who have called many of us saying they saw some article online or watched some tickytok video and did something COMPELTELY wrong is staggering.  

Wouldn't buy leads from them. 

The entire agent model would perish because most of the time off-market listings are new leads that need to be prepared before hitting the market.

Networking with local real estate meetups in Raleigh or surrounding areas could also help you find leads directly from other investors.

I hope you or someone is at least keeping an eye on your properties for break ins, squatters, roof leaks, temperature control, frozen pipes (if in cold climate), if you have a basement and sump pump goes out leading to water damage etc.I just talked to two investors in California that have let their properties sit vacant (no mortgages so paying property taxes and insurance).

This also leads to the reviews based on my criteria and setup, not the previous owners.
