I have a identical fireplace lay out in my home, wall to wall, raised hearth  (much nicer brick) and have not used it in 25 years.

Depending on the layout of the apartment, you might be able to get away with fewer. 

I recommend taking a quick weekend trip there so you can get  good lay out of the area you are thinking of.

I’ve been in a great deal of them for work :) there may be a few extra square feet I could manipulate to squeeze something in on the first floor but the last time I checked my layout it wouldn’t work out with a first floor bath.

I am looking to expand and want to layout 1, 3, 5 and 10 year goals.

The lease will layout the promises between Lessee and Lessor. 

Im no expert on the entire layout of the forum and there are definitely some overlapping areas but I would say this area isnt wrong.
