I have filed for eviction on one tenant that I have placed in my career, and I was able to negotiate him out long before the court date. 99% of the time, eviction should not be a driver for whether you invest. 

I’ve gone through purchases, sales, 1031 exchanges, remote inspections, and repairs, all handled smoothly with minimal involvement on my end.

Have filed it everywhere, currently my local sheriff is working the case. 

For us, we have insurance on it and found it easier to keep in the trust vs. llc and have to deal with state filings etc. 

But make sure you make a file labeled "why I intended to hold this and what changed".

It depends what basis you are filing under.

So the one's on the sidelines that did not get involved, and or are not coming from a position of strength--- now no longer can invest. 

I wonder if Mitch was able to get his refi done before a NOD was filed and or late payments were put on the orginal sellers credit report.. this is the real risk to the seller if they value their fico score at all.. on some of this stuff the sellers credit is already trashed and they dont care.. but if folks buy from someone that does care holy cow when they get the NOD notice its right to the attorney..
