I haven't even factored Tenant coordination if the unit was occupied or things like gas or the time they spend interacting with you about the doorbell, etc......

If you wish to get licensed in every state to act as a lender, go ahead but the cost to do that is extraordinary so you would need to spend money on that and getting proper insurance since you are essentially issuing a mortgage.

We complement each other to be sure we get a quality product for the owner.The parallel is that you could find a business partner that is the store front and does the people interactions while you quietly attend the meetings commenting on occasion, but are the brains behind the details and the analysis.Just food for thought.Sincerely,Joe

Look for other opportunities via networking and engaging in the forums.Some general examples of marrying your skills to need:Do you love face to face interaction? 

It doesn't require me to socialize, network or interact for long periods of time, but still lets me provide information and education.I don't mind getting attention online (where I can turn it off if I want), but I hate being the center of attention in real life. 

It is a casual meetup where you can mingle and interact with others who invest in real estate as well and we try to help each other set and meet our individual goals. 

Dabbling in houses with a PM and index funds and a pension and a 401 and a 'financial advisor' is fine,  just don't expect extraordinary results.
