I imagine most buyers who request the seller cover their buyer broker fee are those that can't really afford to pay it so wouldn't be able to pay an appraisal gap.  

I imagine it’s not too different from totally demolishing a house and rebuilding it brand new.

That said, I'd imagine regardless of FICO score, if a tenant is bad and you would rather be rid of them, you're incentivized to act accordingly.

Imagine a tenant turning around and saying "I pay my rent every month, I'm not cheap."

I'd imagine if it is a 2 story home with a bathroom only on one floor, that adding a half bath to the other floor may be a good idea. 

Imagine taking the 20% loss for selling as a portfolio and then the 1031 fails for some reason.

There will be some deals coming up in the most famous national markets but I would imagine the sellers are still hoping for a pretty penny.
