This is much better than discussing how to charge a late fee or what holiday gift to get residents.

I am spending a few thousand for 4th of July party because it is one of my favorite holidays.

So far, it has not happened.What I have done, that I have found has GREAT returns, is to send $100 gift cards to Outback at holiday season for my tenants that have paid on time all year.  

I often send reminders around Holidays or short months like February to newer tenants. 

Anyway, we are older now and have grandchildren so want a home to have all of our family over for holiday gatherings.

Eric, the biggest value for airline miles is when you redeem for premium cabin space on international flights or when flights are ultra-expensive, like around holidays or popular events.

I was listening to Podcast 245 this morning with Ryan Holiday and at some point in the podcast, there was a discussion about how everyone who invested in 08 and 09 looks like a genius today.

I had a pretty awesome, albeit 24/7 career before I got my license (thinking that "all these people do it, I've done way more difficult things & have a master's degree-I can certainly succeed:) Succeed I have, and it took really doing what they teach us, building systems, really digging in why am I doing all this (staying up late, spend holiday weekends hosting open houses, as mentioned above, etc.).
