Would it be logical to STR instead of LTR after project is finished and I move out (I no longer have to U-Haul furniture across the US 2x a year and I can look for markets beyond the Southeast and Midwest)?

@James Sedano If you feel this strongly in favor of having the trust, I would recommend a firm who specializes in estate law or has a practice group who does rather than a generalist.

pretty sure in most any state the listing agent would be in Deep Trouble.. your recourse is to the Broker of the listing agents firm.. 

They can make sure your set up correctly with entities and taxes, plus since they're an education-based firm, you'll learn all the things you want to know about.

When I first started as a carpenter in VT I worked for a high-end custom design-build firm and all of our guys were actually local white boys.

Does anyone know of straight software instead of a monthly/ annual service with a fee for a commercial real estate firm with less than 150 tenants?

You may have to look at a lot of deals to find a good one...We've walked away from far more than we've purchased because the sellers maywant to hold firm on their asking prices (even when DD identifies majorrepairs).
