I have a monthly membership on that site $100/month to check 100 properties.

In the state of Florida, I was always told unless specifically shown a legal in a judgement for a property, personal judgements like credit card, car loans, gym membership judgements cannot encumber real estate.  

Also, just get a pro membership and use the calculators. 

I've pulled some county listings, I'm considering getting an agentpro24/7 membership (I know the data isn't necessarily up to date), I have my sellers letter ready to go, but I'm not sure the best way to build up my buyer base.

I signed up for the life-time membership (about $600) ...so worth it!

You have to pay for the membership, but they have really good, detailed tenancy agreement and other landlord forms pertinent to BC there (and you can claim the membership fee for taxes). 

ACRE meets the first Tuesday of the month and they also have a large membership.

I hear great things about RICH Club and am considering a membership. 

Costar is by far the best source for US data, but it requires an expensive monthly membership.
