@Kyle Cross you claim to know a lot about the industry, but your questions are vague and so is the info you've provided.Not sure how managing 8 units doesn't, "require much management"?

Do you build any multifamily units?

If I divide this bill by four units, each tenant would pay $46.03.

If i have only a single unit security deposit in the account, it will likely get a service charge.  

This is how I see it:Single-Family Homes:Pros:Larger pool of potential tenants (families).Simpler management (one tenant, one lease).Often easier to finance.May appreciate faster in some markets.Cons:Only one income stream.Vacancy hits harder financially.Duplexes:Pros:Two potential income streams.Live in one unit and rent the other (house hacking!)

This could be very difficult if you are going to self-manage, as you will be turning units every year and dealing with a lot of repairs.

Exclude any units that are out of your league and focus on similar comps. 

It’s a 3-bedroom, 2-bathroom unit that I’ve been living in for the past two years.

Many of these are low income, government subsidized housing units.

Multi-family units and investing for equity are my focuses to start, unless anyone has any other suggestions?
