Is Property Management not a fruitful career and business in and of itself?

The form is not required, but is recommended for agents to fill out (and buyers to sign) stating the home is in the same condition now than it was the day you wrote an offer/stating you have walked through the property and are satisfied with the current condition.

I think the upgrade of the units pays off and probably make it more fruitful on a refinance loan. 

Recent purchases in 2018: sfh 50k incl. 7k rehab rented for 950 in 44111sfh 58k incl 3k rehab in 44135 rented for 950usually price difference accounts for age of home and location (if its further west more xpensive). on capex most homes i buy are in same condition, roof few yrs old, newer boiler etc.

Looking for agents and lenders with some creativity or at least can follow my line of thought or advise me when I suggest creative financing options, and can see potential where others may not. 

This hides the owner so that if you get sued by one tenant they don't know about your other properties.Lawyers are usually working on contingency so they go after low hanging fruit.

There are a few fruit trees as well on the property.

The market will change with the housing bubble and wholesalers will be less valuable as bank own properties "REO's" will be the low hanging fruit, per the investor buyer perspective (just like what happened in 2008).

I’d also love some referrals for agents who work with investors.
