@Matthew Davis The long term market in the GTA will almost definitely go up, If you are buying for the long term, buy a property that cash flows well, and fluctuations in the market value won't matter as much.

If you can't keep the units rented or have a fluctuating market this could be detrimental since you have to keep making the monthly payments with or with out tenants.

Imputed interest is an IRS regulation that charges interest (at a fluctuating rate) and taxes you on it when you are not charging interest.
