What about restaurants, hair salons, the local flower shops where you want to pick flowers for tour wife on your way home from work, or the auto parts store where you have to go in and ask questions for guidance on what parts to buy for your repairs.

Looking to connect with other like-minded professionals and get any advice/feedback or hear about where you all are investing.So far, I have been looking into Irvington around the Emerson Heights & Little Flower areas as rentals but curious what others have seen be successful.

Any recommendations of a landscaper (or gardener) who can do some light flower planting?

Killeen and Waco, Texas are much better cash flowers but I'm figuring out the line of how getto do I want to go. 

Tenants like a yard, but they don't like to/won't take care of hedges/shrubs/flowers, so you'll end up with the clean-up on turnover.  

If a rental the building inspector will reinspect every year to verify it is safe (At their whim, smoke detectors, handrails, step height a little high this year, crack in cement, flowers don't jive with the neighborhood "aesthetic". 

I also have a brother in the North Dallas area (Flower Mound) and he has several duplexes close by.  

I am specifically looking at Little Flower and Emerson Heights for myself, but would love to hear from any East Side or Near East Side investors regarding their general experiences in the area. 

I would take it off, maybe put a flower box there, or nothing at all. 

Without spending a fortune you can get a lot of mileage out of some shrubs and flower beds outside and keeping the lawn healthy and trim while the season permits.
