Phoenix is the fastest growing metro in AZ.The campaign is generating leads, however with my minimal real estate investing experience and limited time from my full time job I feel like I'm not maximizing my opportunity here.The way I see it is I have 2 paths:1.

We have a great balance of appreciation and cash flow opportunities in our market. 

There are no restrictions preventing out-of-state investors from purchasing rental properties in Texas—these investors enjoy the same opportunities as Texas residents.Additionally, the financing restrictions you mentioned don’t align with reality.

Someone who is paying $900/mo to rent a 3 br apartment is given an  opportunity to pay $700-$800 mo with prospect of owning the house, if they never default.

This seamless transaction capitalized on strategic market insight and a prime opportunity.

Finding a good PM will cover your concerns on managing the rental from OOS and a good agent should be able to provide you with their network of deals, including on and off market opportunities. 

We have substantial job opportunities here.

It’s a pretty big project but great opportunity.

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.
