Don't forget to add the fire-rated drywall into the joist-cavities as well and be sure to fill in any penetrations of the wall with a true fire-rated product. 

Expect challenges of all kinds (delays, scope and budget creep, lost sleep at night and anything else you can imagine), and embrace them. 

This is why I highly recommend shopping for Realtors that can embrace the "new way of working" and offer alternatives that can set them apart from the rest while meeting the increasing demand from millennials (largest buying segment in the US).   

Fire damaged lumber must be removed as simply treating it will likely not do the trick down the road when the fire/ash smell starts penetrating into the home.

I'm kind of terrified of water penetration/damage in general. 

Sealing the cracks would be a good place to start (good idea for water penetration, at least!)

The community embraced the park idea and worked to revitalize the area.  

So many people are afraid to embrace it or at least attempt it.

Seeing that flashing was not installed, you have water penetrating between the gaps. 2nd photo shows concrete spalling (most likely due to freeze-thaw cycle) and exposed rebar now beginning to rust.

I could see PDX really embracing this if they can get their head around it.
