As far as strategies go - I'd be leaning towards student housing with an aim on Grad students or older (I have a couple of friends still finishing off doctoral programs that would be a good resource).

@Andy Chen While doctors are pretty smart it is not always true when it comes to investing. 

It also does well near hospitals and universities, which tend to bring on temporary staff or relocate professors or doctors to the area.

If @Jason Dalka can find a way make it happen, MIL's finances will be in a good position.In terms of the quality of care, we agree on the need for due diligence of the chosen provider - be it a new doctor, elder care facility, pharmacy, or other, and regardless of whether or not they accept Medicaid.  

Doctors, lawyers, high net worth people live there.

You can’t look at someone’s status as a teacher, counselor, Doctor, Mother Theresa.... or disabled veteran as a signal that they are above screwing you out of rent.

Most, if not all stated they were able to quit their six figure job as an engineer/doctor/lawyer etc. after 3 years.

She talks fast and can talk anyone into anything.She also claimed she’s a doctor in her home country (where I found out she owns two buildings and is a landlord herself) but I also found out that was not true.  

I have a client who wants me to list their industrial lot valued at 1.1M, another client who is actively looking for a doctor's office here with a budget of 2.2M and another client who is looking for a office building for around 650k. 

It would be great if there's a network of people like myself who can serve as backups for each other, similar to when a doctor goes on vacation there's a designated backup doctor in case of emergency.
