This one has taught me a LOT, and while I don't wish this process aon anyone, you WILL learn a whole new dimension to your business going through this process.I might even write a small chapter on this one in the future.... then again, doing it first-hand is the best education/tuition you can get.I agree with the above suggestions - better screening, plain and simple!

Your first order of business is make a sketch of the room and dimensions. 

Indeed, it is a whole different dimension to investing when you get into HOA's.

Probably dimension lumber will work if it is a shorter span so no need for an LVL. 

Recently bought a home for flipping, the house is on a 1/2 acre which I am dividing I need advise on buying a prefabricated 4 unit plex, I am guessing this would be the least expensive way to get the most out of the remaining space, I have experience on owning rental units, but have never gone the route of building a unit from scratch, dimensions of the lot are 125FT x 84FT any advice on were to buy the unit or any other building suggestions even diferente ideas in what to do with the remaining space are welcome.

Finally, the window-well floor space of 9 sq. ft with minimum dimensions of 36 inches wide and long.

My plan is to call the zoning office when they open tomorrow (today is a holiday) and asking about the empty lot and its dimensions/required setbacks.
