If they are coming from a place built in 1993 or it's in a C or B neighborhood and they say the landlord never wants to fix anything, the property manager ignores my calls and doesn't get back to me within a half hour after I call them, then I dig a little deeper....I had a situation like that and I asked him "what do your friends or co-workers say when you tell them about your current living situation".

Those get scooped up quickly, you need to dig a little deeper, and definitely 3/4+ units in the HV you find much better numbers.  2 family you are competing with owner occs.

If it were mine, I would cost out pulling out all of the paneling, and old wall paper, fixing the original plaster up like new with spackle and etc...then have the whole thing shot with knockdown texture (or a texture they are using in new homes in the area).Tearing out plaster and replacing it with drywall seems like dig a hole fill it in.Then I would cost out having it painted SW Agreeable Grey.If the numbers were acceptable, I would rather have that in my portfolio vs (what I think looks downscale for any market) painted paneling.My gut says, longer term renters on knockdown walls than painted paneling walls--but who really knows, and the painted paneling walls seem in good shape and should be rentable.Maybe work like this could be done by a DIY hammerswinger type single or couple over some time frame, but professionals would probably get it ready for rent faster.Just my 2 cents.

Showing an unrealistic refinance in year 2 instead of year 3-4 will likely turn a 13% IRR deal to 16-17%.For what its worth most deals I deem meeting minimal IRR standards is 13-15% but you have to dig a little deeper to uncover the real placements of cashflows and capitalization events... and then dig even deeper to verify the assumptions such as occupancy, rent increases per year, and what reversion cap rate was used.

Crexi and Loopnet are not particularly good sources for deals - properties only wind up there after they've been circulated through brokers' contact network and the good ones have been picked out.I'd also recommend that you dig a bit deeper into the underwriting and invest on more than just cap rate.
