Hi @Michael Nahm, I would choose to do the most cost-efficient thing possible (which would probably be to have a fabricator come in and change the edge . . . a beveled edge could remove that damage and make the counter look fresh again), and then bill that to the tenant by way of deduction from their deposit.In reality we don't help our tenants by not holding them accountable for the damages in a property. 

I just had success in the Seattle area with a countertop fabricator and installer when my usual guy was too busy. 

The increase in orders in June was led by consumers buying automobiles and companies buying fabricated metal products.

It is always a delicate balance to list an occupied duplex.

The cheaper stuff is very delicate and will take a bit longer to install, but can last well. 

I used to like to use self-adhesive wall repair fabric, but it's a lot more money and the fiberglass screening works just fine.The problem with hiring this out in my area is that there are very few guys who are both good at it and cheap out there, and many if not most of the low-end bidders will screw you on long-lasting quality to get the job done faster.

It was a delicate situation, so I scheduled a time to go look at it and told them to just take what they wanted out of the house and I would handle the rest.

And also looked at a few pre-fabricated options. -  In regards to the next acquisition the plan is $40k.
