I would check out the top listings in your area and pay attention to what amenities they offer, property description and pictures.The price, warm and friendly greeting you give in your listing, plus clean beautiful pictures are critical.

Definitely a CPA should be guiding you through the process but I think for starters having clear documentation of WHEN you moved out is critical for any buisness expenses.
