The cultural shift you have hypothesized simply is no where close to having occurred yet....and the hypothesis that the coronavirus will hasten it, has done the exact opposite in the last 4 weeks.

Just curious if anyone here on BP has actually had COVID-19 (Coronavirus) personally.There are a ton of members here and I see countless posts about the virus but I haven't seen anyone who has actually contracted it.I'd be curious to hear what your experience was (or is) like and how you are holding up both physically and mentally.Many people have mentioned their tenants getting infected but I'm specifically interested if any member here has gotten it.If you've been (or are) infected with this horrendous disease and you're willing to share your story/experience I think it would be helpful to a lot of us to hear from someone first hand rather than through news/media outlets and third parties.With that being said I pray that nobody here has been in this unfortunate situation and I hope you all stay inside and stay safe!

Rents will be $2800 for the main 4/2 house, $1700 for the 1/1 detached ADU (currently $2050 for the 4/2, already $1700 for the ADU, will rehab front house over 2 months at end of current lease - and coronavirus - to then increase rent).

And I think the Coronavirus/COVID-19 is exactly the kind of catalyst that will cause us to start looking at declining rents for the first time in years.What I think will happen is what happens in every recession, namely that a lot of people will be forced to either move home or double/triple up (get roommates, or more roommates than they had), which will reduce demand.It's possible I'm wrong, we could (eventually) get inflation and maybe rents will keep rising.
