It makes total sense that you are able to optimize when you are niched down so well...it's been super hard for me personally to lean into the niches because it's honestly a bit counterintuitive and scary.

If your area has a good long-term rental outlook and you have the patience to deal with tenant issues, this could be a smart move.I’d lean slightly toward renting unless you’re getting strong signals that property values won’t appreciate or rents may decline.

While convenient, it’s not necessary to pay that much unless you want the hands-off approach.Since you’ve already set up an LLC before, you can absolutely do it yourself again.

I didn't mind meeting them to sign these in person, considering I am doing showings myself as well, but am just limited on availability to mostly weekends due to aforementioned W2 job - figured an esignature option would be convenient to quickly send something out during working hours "in a pinch."
