So many things broke or needed repair within the first year or so: refrigerator, microwave, dirty carpets ripped up and subfloor repaired, AC compressor, electric panel updated, section of the roof repaired, leaky kitchen faucet, garbage disposal, other kitchen updates...Anyway, I went through just about ALL of my additional savings for these repairs and there are definitely more that need to be done.

The note says"Existing seven year old system has failed due to major refrigerant leak in the indoor heat pump coil (unrepairable), and the outdoor unit compressor has failed also because of this we recommend replacement of the outdoor unit and the matching air handler unit in the house."

With Refrigerators you have to be even more careful, they resale higher and by the time people sell them they often are at end of life with noisy compressors/condensers.I don’t recommend outlets or scratch and dent.
