Extremely doubtful you can successfully manage a eviction on your own.Dollar wise you will spend/lose less by paying someone that can do the job professionally without suffering the weakness of compassion.

Compass, Remax, C21, etc are following suit or buying RE tech companies.   

There is no place in this business for emotions, compassion will only bankrupt you.

You should be alright in sending your mailer(s).Remember to show sympathy and compassion in the wording of your letter.

There are some investors who would simply see that interaction as a frustrating waste of their time, but I think that fact that you responded with such compassion speaks well of you.  

In this business there is no room for compassion or emotions of any form.

A COA with which I was briefly associated along Alabama's Gulf Coast (yes, we do have some coast line....) tried to claim that it was not responsible for insuring the complex -made up of detached units- against flood but did so only out of compassion for the Owners and threatened to stop paying.  

Your tenant will not do anything on her own.I can guarantee that if you show any compassion for this individual it will ultimately end up costing you more money/lost income.There is no room for compassion in a situation such as this.
