In terms of maintenance, they are generally safer because you are not responsible for the exterior and common areas and potential leaks, etc.

Knowing cap-x projected out years is not an "extra credit" kind of information, it's fundamental necessity. 

If managing it yourself feels unsustainable in the long run, hiring a good property manager could give you more peace of mind.Since a 1031 exchange or like-kind replacement doesn’t seem to be a good fit for your current situation, you could consider a HELOC if you need to tap into the equity for other investments without selling the property, although rates are high so this would eat up your cash flow.

Good luck getting your asking price - sounds like a great project.Have you looked around to see what kind of inventory is available for your next purchase?

If you are serious about scaling up a cash flowing portfolio you honestly need to move to a state that has that kind of inventory.

I also advertise before someone moves out to get a new tenant before the current one leaves. 100% occupancy on a LTR is very common for me.No idea on a MTR.
