We tell guests we have a Keurig but they are pleasantly surprised we stock it with tons of teas, coffees and bottled water.

"Mentor" in real estate or business seems about as charged as "Soul Mate" in dating - it's a big word that implies a lot of responsibility and can scare people off if used too early (or even at all).What I usually recommend instead is that people just network with other investors of all levels, meeting beginning and more experienced investors one on one for coffee/tea/whatever, and maybe forming a small group of people about the same level to help each other, called a mastermind group.

When I first bought my 8 unit, I had to have a friend who was a property manager email me a blank lease and show me how to fill it out (we met the tenant at a tea shop and the three of us wrote up the lease).

I don't have that problem anymore but I learned that truth the hard way.If on the other hand, you don't thrive with details or managing people is not your cup of tea, then by all means find a good GC to work with.

I did not say cook them a meal and serve them tea (@Thomas S.. ) It very well may turn out you need to evict them for being jackasses, BUT that is a cost.
