Originally our idea was to vault the ceilings but it would've cost too much to do so.

If they call to ask about a light bulb that burned out in the ceiling fan or the air filter in the HVAC, how well can you politely but firmly remind them that it's their responsibility.

Using the 70% Rule, my ceiling is at $126k, and with a wholesale fee and transactional funding, my ceiling is at $116k.That leaves us only $24k to cover repair costs, and I estimate repair costs to be above this.  

My job was to install the Pergo floors, paint, and the floor and ceiling molding.

Namely, paint, scrape ceiling, change faucets and bath mirrors and flooring.

Thankfully the fire was on a Sunday and no one was hurt and the tenant properties were mostly unscathed thanks to the commercial property having a metal ceiling above the drop ceiling.

Nice job putting that drop ceiling to work with the recessed lighting.

The repairs that I needed with this foreclosure was only cosmetic so I did all the repairs such as broken ceiling fans, paint, laminate floors and things of this nature was finished with them a couple of weeks.
