Hello,I need the following work done to my house, which is located Intown, to get it rent ready:- New roof installed- Tree cut down, basic landscaping and exterior fence repaired or replaced- Rent ready finishes - new kitchen cabinets, new doors, fresh paint, refinished hardwood floorsThis might be too small for a GC that is used to larger projects, but the roof is something that I would assume I should not be leaving to most handymen.

So, be careful about those things, and don't upgrade counters or cabinets or add bathrooms or carports, etc.

I have seen them (Lowes) pay for a whole set of kitchen cabinets that weren't up to par because of the manufacturer.

In two months when they come back and tell you the cabinets  were $1,000 more than expected I would want to know what the initial estimate was and you will be shooting in the dark if it's not itemized.

They want security that you have the down and enough to cover the holdings costs and what you'all need for deposits on materials like cabinets/counters/appliances until your bank draws kick in.

I had to do a decent amount of work yes - I needed to overhaul the plumbing, stain the kitchen cabinets, replace vanities, install appliances, and redo a couple of doors and light fixtures.
