Luckily the State of Florida restricts municipalities ability to restrict STR's since 2011 so one less thing for us to worry about here.However, I do agree the "bust" is mostly over (depending on market) as we are up 15% YoY on our existing portfolio, but I would stop short of calling it a boom!

It’s a bit more boom and bust than the rest of the country.throwing out a number here, but I’d be willing to bet 75%+ of STR owners either bought well, bought with a long term view, or enjoy personal use and this don’t really care about the next few years.I mean, pick your asset class, shame on anyone who tried to get rich quick on a short term time horizon.

I can call the city trash collector to come and collect bulk trash 6 times a year for free, each time no more than 500 lbs in theory. i know that quota is not a lot but my kitchen is small so that is what I am doing now.

First the local housing market is booming and due to a housing shortage and these low interest rates real estate prices keep climbing.
