If someone is imagining that there is an additional room to sleep in that isn't pictured they have only themselves to blame.The kitchen is 70's with harvest gold perfectly preserved countertops, there is faux wood paneling in every room including the bathrooms.

The name that kept coming up is Memphis Invest, since many people seemingly view them as the gold standard in the turnkey space.

all three are distinctly different in form and function.roofstock is more of a MLS type system highly automated representing civilian sellers by and large and some turn key companies will list their stock on Roofstock.. its pretty snazzy however after care is between you and the PM.Homeunion has some hybrid of turnkey marketing company in the same vane as Jason Hartman Maverick Norada etc.MI is what many consider the gold standard in turn key investing.. very deep experience in the space.. and control all aspects..

The paperwork is redic, but the golden rule states that "she who has the gold makes the rules," and her name is Fannie Mae, and she's got that gov't subsidized 30YF interest rate that you find appealing.

I like gold miner stocks, my IRA is now loaded up with almost nothing else.   

I’ve read so much about running a charity vs a business, raising rents slowly, good tenants are like gold, cost of vacancy, etc.

Still trying to get the seller to do some simple math, like always people selling think their property is made of gold.

Good rental history (long standing tenant aka gold in my mind) and stable income.
