If it is to do one deal and that's it, @Kenneth Bell is correct, there's easier ways to do it.

You need to have the fire in your belly to make sure not to loose a dime and to turn his 100K into a bigger number that allows you to cash him out (if that's what makes sense for you both). 

But there's a little extra fire that burns deep in the middle of the night inside a sponsors belly when faced with going back to people that looked them in the eye and invested their trust in them to tell them they have to take a loss.

Police shut that one down in a raid too. normally they break a big hole in the house and tap into the electrical wire before the meter to steal juice. and the excess moisture destroys the plaster/drywall.my buddy was asked if the tenant can section off an area in the garage for legal pot growing. outside is -20 and he needed temps of 60F+. lol
